Hello and glad to have found this page! I’m going to be retiring from the Marines within a year and am eager to start homesteading in/around eastern TN.

I was wondering what your favorite and best sites/apps were for finding land? I’m looking in the 100 acres+ range and more regular sites just have small acreage with homes. Already on LandWatch and WhiteTailProperties.

Bonus question, where is there an established or up and coming homesteading community in my search area?

    Greatly appreciate any help!

Semper Fi my brother in arms. Army vet here. Thanks for your service. I can’t help with the land site/app, but a lot of the sites have filter where you can limit the search by acres or price, etc. These will filter out the smaller plots.

Also, if you go to the state communities. In your case TN. And join it. That will help with finding others in the area you are looking for. Also might want to join area states as well, depending on how close to thee state line.

There is a Tennessee state group on here. I think a some people live in the area you are interested in. Thank you Marine for time spent serving this nation.

I have found in my quest for a home the best thing I did was to pack up everything I had and put them in those pods, then I moved to where I wanted to live, then I rented month to month till I found what I wanted. High on the priority list is your neighbors, find neighbors that you can get along with. Once you are living in the area you want to live the rest becomes easier to find the land you want to buy as you can spy out the area, and talk to people in the area.

I’m doing the same thing, probably a few months behind you. I’m looking for land on Zillow, Permies.com, and Craigslist, but I expect that I’ll probably have the best luck actually visiting the areas I like and asking around. Good luck, and Semper Fi.

    Hi & welcome!

Living in WNC for approx 8 years now, I’ve noticed that many large land sales are done privately using personal referrals and connections through community, neighbors and church. Many families live adjacent to each other and buy up land around them for future generations.

My best suggestion is to find the area you want to buy in and move there. Buy a “steppingstone property”, get to know your neighbors and join a church.

Be prepared for opportunities to present themselves and be ready to jump when the right one comes along.

Best of luck and thank you for your service.
